Canary Islands rent prices jump 7.2% year‑on‑year in Q3

This weekend a one‑bedroom apartment for €1,000 per month went viral in Fuerteventura.

The price of rental housing increased 7.2% in the Canary Islands in the third quarter compared with the same period last year, reaching €14.64 per square metre per month. However, it fell 0.3% compared with the previous quarter, according to data from the Fotocasa Real Estate Index.

In Spain, the third quarter of 2025 ended with a quarterly decline of 4.8% versus the second quarter, but with an annual increase of 14.3%.

“The annual increase is indeed significant, because it confirms that rental prices remain at historic levels,” said Matos. “Although quarterly data may show ups and downs, the underlying trend continues to point to a highly strained market with increasingly limited affordability for large segments of the population.”
