Alianza Hotelera Outlook
The Alianza Hotelera, a coalition of 16 hotel chains that ranks fifth among Spain’s tourism entities, anticipates a positive 2025. Key improvements are expected:
- Occupancy up by one percentage point compared with 2024.
- Revenue per available room (RevPAR) rising 6% to €130.29.
“These figures confirm a favorable evolution for the sector, though with important territorial nuances,” said Fernando Gallardo, Secretary‑General of the alliance. “Each destination responds to very different dynamics.”
Market Strength and Stabilization
According to Javier Tausía, President of the Alianza Hotelera, the high occupancy rate signals a market that remains robust, yet shows signs of stabilization.
RevPAR Highlights
The most notable RevPAR growths are expected in:
- Zaragoza: +13.4%
- Marbella: +12.4%
- Benidorm & Tenerife: +10.1% each
- Granada: +9.8%
Conversely, declines are projected for:
- Valencia: –5.2%
- Córdoba: –2.3%
- Barcelona: –0.9%
“These drops highlight the need for strategic adjustments in certain markets,” Tausía added.
Average Daily Rate (ADR) Projections
The average daily rate is set to reach €170 in 2025. The highest ADR will be recorded in Marbella at €381.97, marking an 11.5% increase over 2024.
Other notable ADR figures:
- Balearic Islands: €228.43 (+9%)
- Barcelona: €193.52 (slight decline of 0.6%)
The strongest ADR growth rates are expected in:

- Granada: +7.3%
“The ADR increase is not driven solely by demand; it also reflects finer product management, better segmentation, and each destination’s ability to generate added value,” explained Gallardo.
