Notaries Claim Housing Prices Have Risen 32% in the Canary Islands Since

36% of current buyers in the archipelago are foreign, while only 6.5% are young Canary Islanders.

The average price per square metre of multi‑family housing in the Canary Islands has jumped 31% since 2007, rising from €1,756/m² to €2,253/m² in September 2025. This increase far outpaces the national average, which moved from €2,077/m² in 2007 to €2,166/m² today.

The surge was highlighted on Friday during the launch of the Notarial Statistical Portal (penotariado.com), a platform of the General Council of Notaries that publishes real‑sale prices and housing statistics based on notarial records.

Alberto Martínez Lacambra, director of the Notarial Technological Center, presented a detailed analysis of housing trends in Spain and the Canary Islands from 2007 to 2025, demonstrating the granularity of notarial data.

“Spain now shows a dual reality, with price dynamics that vary dramatically from one autonomous community to another,” Martínez said.

Foreign Buyers and Youth Access

  • Foreign buyers account for 20% of all transactions in Spain, but 36% in the Canary Islands.
  • Nationally, purchases by foreigners rose from 7.5% in 2007 to 20.1% in 2025.
  • In the Canary Islands, the share jumped from 14.7% in 2007 to 36.3% in 2025.

Top foreign nationalities buying in the archipelago (2025):

  • Italians – 18%
  • Germans – 16.15%
  • British – 15.78%

Conversely, the presence of young buyers has plummeted:

  • In Spain, people aged 18‑30 represented 22.53% of all sales in 2007, falling to 9.6% in 2025.
  • In the Canary Islands, they accounted for 21.6% of purchases in 2007 but only 6.5% in 2025.

“This year the rise in housing prices is becoming worrying. It is urgent and necessary to mobilise public land and facilitate access for young people, who increasingly find it harder to buy their first home,” warned Martínez.

The Notarial Statistical Portal

The data were unveiled at the Canary Notarial College in Las Palmas de Gran Canaria. The event featured:

  • Concepción Pilar Barrio, President of the General Council of Notaries (CGN)
  • Alfonso Cavallé, Dean of the Canary Notarial College
  • Alberto Martínez, Director General of the Notarial Technological Center
  • David Figueroa, President of the International Union of Notaries
  • Cesáreo Rodríguez, Vice‑Councilor of Justice, Government of the Canary Islands

President Barrio stressed that housing is the public’s main concern and that the portal aims “to bring transparency to the real‑estate market and provide reliable, detailed, up‑to‑date information for the vital decision of buying a home.”

The portal draws on anonymised data from the Single Notarial Computerised Index (IUIN), the second‑largest notarial database in Spain, containing over 170 million documents. Previously, this information was shared only with public administrations; now it is open to anyone seeking a trustworthy source on Spain’s housing reality.

Precise Information Is Essential

Dean Cavallé highlighted the importance of a public tool with real market data:

“Precise and reliable information is essential to understand the scope of the housing‑access problem in the Canary Islands.”

Vice‑Councilor of Justice Cesáreo Rodríguez Santos thanked the notarial community for the new platform:

“The public service that notaries provide—fundamental for Canary society—is once again demonstrated with this Statistical Portal.”
