Rents rise 9.3% over the past year
Rental prices continue to soar in the archipelago
The rental price in the Canary Islands increased year‑on‑year by 9.3 % in January, while the monthly variation was only 0.1 %, putting the price at €15.25 per m² for the first month of the year, according to Fotocasa’s real‑estate index.
Across Spain, the average rental price reached €14.38 per m² in January, after a 5.3 % year‑on‑year rise, the lowest increase since April 2024.
The monthly growth of 0.7 % reflects “a partial shift of pressure to new territories,” explained Fotocasa spokesperson María Matos. Prices are climbing in historically less‑strained areas, to the detriment of the most dynamic urban centres.
