Over 30% of Canary Islands homes for sale exceed €500,000

“Madrid and the Canary Islands have become high‑demand destinations in recent years, both for work reasons and quality of life,” said Ferrán Font, director of Studies at pisos.com.

The Spanish residential‑sale market shows a sharp geographic polarization: only 29.58% of homes on the market are priced below €150,000, while 22.76% exceed €500,000.

In the Canary Islands, 30.31% of flats for sale are priced above €500,000, according to an analysis by pisos.com of property listings by price band.

Price‑Band Distribution

  • €250,000 – €500,000: 28.88% of listings
  • €150,000 – €250,000: 18.78% of listings

These figures reveal that more than half of the market is concentrated at the extreme price ends, leaving the middle bands under‑represented.

Regional Comparison

  • Balearic Islands: Lead the ranking with 67.33% of properties above €500,000 and only 13.58% below €250,000.
  • Madrid: Approximately 32.63% of homes exceed €500,000 (about one in three).
  • Canary Islands: 30.31% of homes surpass the €500,000 mark, placing the region third after the Balearics and Madrid.

“Madrid and the Canary Islands have become high‑demand destinations in recent years, both for work reasons and quality of life,” Font noted, adding that this has triggered “an alarming price surge.”

Other autonomous communities where roughly one in four properties cost more than €500,000 are:

  • Basque Country: 26.97%
  • Andalusia: 25.79%
  • Valencian Community: 23.81%

Catalonia shows a more balanced distribution, with 30.68% of homes priced between €250,000 and €500,000 and 21.53% above €500,000.

Most Affordable Regions

Interior peninsular communities dominate the low‑price segment:

  • Extremadura: 60.55% of listings under €150,000; only 2.81% above €500,000 (the most affordable market).
  • Aragon: 60.61% under €150,000
  • Castile and León: 55.68% under €150,000
  • Castilla‑La Mancha: 57.75% under €150,000

Font emphasizes that these areas “offer real opportunities for home ownership.”
